  BDC SELECTS TEAMS FOR FAIRFIELD URBAN RENEWAL AREA
 

BALTIMORE (May 2, 2006) – Today, the Baltimore Development Corporation (BDC) announced -- on behalf of the City of Baltimore -- the selection of four development teams for the five disposition lots in the Fairfield Urban Renewal Area. The development teams responded to a previously issued Request for Proposals (RFP) for the urban renewal area.

The Fairfield Urban Renewal Area is a rounded peninsula located approximately ten minutes south of downtown Baltimore. The entire area is zoned heavy industrial, with transportation, chemical manufacturing, and petroleum-related businesses being the primary activities. Fairfield is linked to all major transportation venues – water, rail and highway. Approximately 1300 acres, the Fairfield Urban Renewal Area was established to encourage productive industrial and business uses and to facilitate redevelopment of vacant or underutilized land for industrial purposes.

Fleet Properties III, LLC (Kevin McNeil) was awarded Parcel 1, approximately 7.07 acres, bounded by Carbon Avenue, Fairfield Road, Brady Avenue and Sun Street. The company plans to use the property to expand its current operations and complete a repair and maintenance facility for vehicles serving petroleum based industries.

Parcel 2 was awarded to Baltimore Scrap Corporation (David Simon) for the expansion of its business in the export market for ferrous and non-ferrous metal recyclables. The lot, approximately 1.65 acres, is bordered by Carbon Avenue, Remley Street, Brady Avenue and Fairfield Road.

Chesapeake Real Estate Group (Douglas Schmidt, James Lighthizer & Charles Graves) was awarded Parcel 3, approximately 8.68 acres, surrounded by Brady Avenue, Fairfield Road, Chesapeake Avenue and Sun Street. The group plans to redevelop the site into an estimated 350,000 square feet of Class A industrial space.

Parcels 4 and 5 have been awarded to Allied Contractors, Inc. (Douglas Franz) for the relocation and development of a new storage yard and equipment repair facility. Parcel 4, approximately 3.31 acres, is bounded by Brady Avenue, Remley Street, Chesapeake Avenue and Fairfield Road. Parcel 5, approximately 2.73 acres, is encircled by Brady Avenue, Weedon Street, Chesapeake Avenue and Remley Street.

“Because Fairfield is one of the remaining prime industrial areas in the city, its revitalization is a BDC priority,” said President M.J. “Jay” Brodie. “The proposals both accommodate the expansion of existing businesses and produce new private investment.”

Over the next several months, BDC will continue to assemble the properties and enter into an Exclusive Negotiating Privilege (ENP) with each of the development teams.
